In response to a wide range of needs, such as the effective use of idle land and support for business succession and tax planning, we clarify the objectives of land utilization. We thoroughly evaluate and analyze regional characteristics, future prospects, and project duration, and propose asset utilization plans that not only protect the valuable assets of real estate owners but also generate stable, long-term income.
As one of the Company’s initiatives for asset utilization, we advocate the Machinaka Warehouse concept. “Machinaka Warehouses” refers not only to small- to medium-sized warehouses located in urban areas, with floor areas per building ranging from approximately 300 ㎡ (about 100 tsubo) to approximately 6,000 ㎡ (about 2,000 tsubo), but also to warehouses that have been renovated from factories or workshops into logistics warehouses and reborn as rental warehouses. We actively promote multifaceted asset utilization proposals in order to supply, as Machinaka Warehouses, owned properties that have become idle due to corporate CRE (corporate real estate) strategies such as relocation or consolidation—properties that fit the needs of the logistics industry and capture leasing demand, primarily from logistics companies.
We operate and manage approximately 1,300 properties, totaling about 1.58 million ㎡, primarily in midsize warehouses (as of the end of January 2026).
